Sometimes you need more than a sweep — you need to know a flue and appliance are genuinely safe to use. Our safety inspections are ideal before buying or selling a house, before letting a property, or before lighting a fire that has stood unused for a season or more. We assess the appliance, hearth and surrounding brickwork, sweep and check the flue for soundness, test that it draws correctly, and look for the warning signs of a leaking or unlined flue. You get a clear written summary of what is safe, what needs attention, and what we would recommend before the fire is used.

Frequently asked questions
- I’m buying a house with an open fire — should I get it inspected?
- Yes, it is well worth it. A standard survey rarely covers the flue in any detail, and a fire that looks fine can have a blocked, unlined or leaking flue behind it. An inspection before you light it tells you whether it is safe to use and what, if anything, it needs first.
- Do landlords need a chimney inspection?
- If a rental property has a working fire or stove, keeping the flue swept and checked is part of keeping it safe for tenants, and your insurer may require evidence of it. An annual sweep and inspection with a certificate is the sensible baseline.
- The fire hasn’t been used for years — is it safe to light?
- Do not assume so. A long-idle flue can hide nests, debris, damp damage or a failed liner. We will inspect and sweep it, test that it draws and evacuates smoke properly, and tell you plainly whether it is safe to use or what needs putting right first.
- What is the difference between an inspection and a sweep?
- A sweep cleans the flue. An inspection is an assessment — we still sweep as part of it, but the aim is to judge the safety and soundness of the whole system and give you a written summary you can rely on, rather than simply a clean flue.
- Will you tell me if something is wrong?
- Always, and in plain terms. If we find a fault we will explain what it is, how serious it is and what your options are. We would rather give you honest advice than sign off a flue we are not happy with.
